In the Denver Metro area, the real estate market in October 2024 saw significant activity, with more homes closing than in the same month of the previous two years, leading to a record-high median closing price of $599,000 for single-family homes. This marks a 4% month-over-month increase, following a dip from August to September. Additionally, sellers added 4,644 new listings, up 22% from last October, although this was an 8% decrease from the previous month, reflecting seasonal adjustments.
Buyer activity also continued its upward trend, with contracts executed on 3,619 homes, a 23% increase year-over-year. The rental market experienced a boost as well, with 321 properties leased, up 9% from October 2023, and new rental listings increased by 14% from last year. Overall, the market’s dynamics offer promising opportunities for both buyers and sellers as we move towards the end of the year.
