In September, 3,805 home contracts were executed—a 28% increase year-over-year—as sellers contributed with 5,029 new listings, boosting inventory. Homes are spending an average of 26 days on the market, up slightly, giving buyers more time to consider options. The Fannie Mae Home Purchase Sentiment Index® rose to 73.9, reflecting growing optimism about potential rate drops over the next year. While confidence in buying is cautious, with only 19% feeling it’s a good time, 65% say it’s favorable to sell. Closings remained steady, with a 1% dip from last year, while the median home price dropped 2% to $575,000.
